Creating Dream Homes

I'm not quite sure where to start. I don't even have planning permission.

Thankfully Permitted Development Rights have made it exceptionally straightforward and easy to make certain changes to your house without requiring permission from the planning department. This means that you are able to convert your loft to liveable space up to 50m3 for detached homes and 40m3 for semi or terraced. And a single-story extension up to 8m for detached properties and 6m for semi and terraced. Upon appointment, we will take care of this process for you and apply for the Lawful Development Certificate. Where Planning Permission is required, our in-house architect will also manage this process for you.

What about drawings? Do I need to appoint an architect?
Again, upon appointment, our in-house architect will visit the property to take necessary measurements and calculations and prepare the drawings for planning and structural calculations for the build. The cost of these are approximately £1,800.00 + V.AT for a standard loft or extension.

How much does a loft conversion cost?

On average, a typical loft conversion will cost £40 – 50K+ V.A.T depending on the size. From experience, we would say that typically clients would spend an additional £5,000 to cover buying a bathroom suite, floor coverings, decorating and tiling. Many clients also take the opportunity to replace the tiles on their front roof during the loft process, which on average would cost £2,800-£3,500 + V.A.T depending on the size and tile chosen.

How much would I spend on an extension?

How long is a piece of string? This is a hard one to answer as it all depends on the area of additional space you are building and many other factors, for example: Do you have side access for us to use a digger and dispose of ground waste, or will we have to manually do this? Do you want bi-fold doors across the whole width of the property? Or just 3 sleeves and a window? Whether you have a flat roof with a sky light or a pitched roof with velux windows, the price can really vary. Ian Hostler or Justin Salmon from our quotations team are available by appointment and would be happy to discuss in detail the type of extension you would like and will tailor your quotation to represent this.

Can I see some of your previous work?

We would be very happy to arrange a viewing for you at one of our previous jobs that matches closely to your job. In fact, we think this is quite important as it really helps our clients to visualise what you can get for the space you have.

How involved can I be?

We welcome and encourage our clients to be as hands on, or off as they feel comfortable with. We understand how busy life is with work and family, and what a disruption a build can be to the household, so we try to make the process as seamless as possible. We have a dedicated Project Support Manager to help you make decisions on positions for electrics, plumbing items etc and are happy to help you with purchasing via our trade contacts.
